Holding Deposits:

The holding deposit is one week rent which will be offset against the first month’s rent.

The Holding Deposit is not refundable if you:

Provide false or misleading information;
Fail a right to rent check;
Withdraw from the property; or
Fail to take all reasonable steps to enter into a tenancy agreement.

The Holding Deposit is refundable if:

If Landlord withdraws from the proposed agreement.

The Tenant Fees Ban 2019 stipulates that you must enter in to a tenancy agreement within 14 days of you paying the holding deposit. You can however mutually agree to extend this timeframe.

Born and raised in Newcastle Sam moved to London in 2007.  From a young age Sam had a passion for property and started his career at an established north London property company where in a short space of time headed the lettings department and gained the required experience to take the plunge and open his own innovative company.  Sam started the company alone in March 2011 as a letting only company. 

The company has swiftly evolved and grown leaps and bounds and is a far cry today from what it was in its humble beginnings thanks to Sam forward thinking approach and excellent communication skills along with his excellent Evaluation of risk. 

Sam’s main speciality is in advising international real estate investors and family funds as well as regular buy to let investors on all aspects of property investment and has gained significant expertise in complex transactions and for his ability to close them swiftly.

Sam’s moto has always been “Humble beginnings with big dreams and sustainable growth is secret to success.”

When away from the office Sam enjoys spending time with his wife and two children and is actively involved in various charities in his local community

Joseph Lipton

Managing Director

Joseph was born and raised in London, after leaving high school he went to study in various prestigious college’s in Israel Jewish law.

Since returning to London then Joseph immediately started working for a small family fund looking after their property portfolio for 1 year, Joseph then spent 3 years at LRS where he immediately joined as lettings manager.

Joseph joined Easy lettings in 2012 and partnered with Sam Adler. Easy lettings was still a very new company then and together it has developed and emerged into something much bigger than a lettings company. Joseph has introduced many innovative ideas which has helped the business to develop and thrive and has been key its expansion.

Clara Cohen

Accounts director

Clara grew up in Gibraltar, following her A – Levels she moved to the UK where she studied in a teacher seminary for 3 years. After that she studied accountancy and is now a fully qualified ACCE certified accountant.

Clara is the head of accounts and has been in this role for 2 years now. She has brought great positive change to the company and is always someone the clients know they can rely on

Abraham Cohen

Property manager

Born and raised in Gibraltar Abraham moved to London in 2012.  He has vast experience in property sector and Joined Easy estates group in March 2019.  He has a considerable understanding in Block management and all the regulations involved.  This knowledge has led to the introduction of us being able to further the services we offer our clients and he brings with him a wealth of knowledge.

Apart from our lettings and Investment operations we have a strong management team.
Below is a list of the fees we typically charge Landlords.

LET ONLY: 6%

Let only service includes marketing the property, carrying out accompanies viewings, arranging for the inventory to be carried out, carrying out the relevant checks on the potential tenant including credit check and referencing and finalising the tenancy agreement.

DEPOSIT PROTECTION: £25.00

Offered as an additional service, we can protect the deposit on behalf of the landlord, for the landlords peace of mind

RENT COLLECTION

Refer to management services
As an additional service we can also offer a monthly rental collection, pursue non-payment of rent and provide advice on rent arrears.

FULL MANAGEMENT SERVICE: 8 – 12% (depending on property)

Full management includes all of the above, as well as getting quotes for repairs and arranging for repairs within the property, carrying 2 routine inspections per annum, advising all the relevant utility providers of changes and hold the keys throughout the tenancy term and being the point of contact for the tenants. It does not include ensuring the properties are legally compliant, although we do try our best to ensure they are fully compliant and would not knowingly take on a property that wasn’t.

This includes the unprotection of the deposit (where applicable) and its return to the landlord.
